What makes a strong preapproval?

A complete application, reviewed credit, verified income and assets, realistic funds-to-close, and a program that fits the intended property and occupancy. A final approval still depends on the property, documents and underwriting.

Can self-employed borrowers qualify?

Often, yes. The best documentation path depends on business history, income pattern, tax returns, bank statements, credit, assets and the selected loan program.

How is a fix-and-flip request evaluated?

Lenders commonly review purchase price, renovation scope and budget, current and projected value, experience, liquidity, credit, timeline and exit strategy.

Does submitting a cash-sale inquiry guarantee an offer?

No. 3C may introduce the opportunity to participating independent buyers. Each buyer decides whether to review the property and whether to make an offer.

Should I refinance just because rates changed?

Not automatically. Compare the new payment and term, costs, break-even period, cash-flow goal and how long you expect to keep the loan or property.

What information should I never send through a website form?

Do not place Social Security numbers, dates of birth, account numbers, passwords or unprotected loan documents in a general inquiry form. Use the secure channel your loan professional provides.
